When doing a for sale by owner sale, you need to be familiar with offers and counter offers. An offer is when a buyer gives you the amount of what they are willing to pay for your home. A counter offer is a reply that modifies the terms of the original offer. Sometimes a for sale by owner will be inclined to take the first offer they get, mostly due to the excitement.  This could be a possibly dangerous thing. You could end up walking away with less than what you had anticipated. Here are some helpful tips!

If a buyer makes an offer, don’t make a counter offer right away. Usually when an offer is made, there is a time frame that is listed that applies to the counter offer. Give yourself sometime to think about it and evaluate the numbers. Being a for sale by owner, you won’t have the pressure of an agent, so take your time and look everything over.

When you are looking at a counter offer, be flexible. The offer that a buyer makes may have perks to it. Let’s say that make you an offer and even though the price isn’t want you are asking, they agree to pay the closing costs. Because you are a for sale by owner and won’t have the aid of an agent, you will need to look at the numbers cautiously. Does the amount they are offering to pay, added to the amount of the closing costs come close to what your asking price is? If so, you should make the choice if this offer is right for you.

Just remember that as a for sale by owner, you are in full control of what goes on and, which offer you take. You have to make the right decision that will benefit you but also benefit the buyer. By not jumping on the first offer you get, you are allowing yourself to maybe get more offers. There may be an offer that comes in while you are looking over another offer that is even better. You want to keep your options open until you, as the seller is satisfied.
